Double-Hung Sash Falls When Released and Will Not Stay Open: Tilt Latch vs. Balance Decision Tree

Why this matters

A sash that drops when released is a safety hazard and a sign that either the balance system or the tilt-latch retention mechanism has failed. Distinguishing the two causes before ordering parts prevents a return trip and clarifies who is responsible - installation workmanship vs. a component that has worn out or been damaged during routine cleaning. The diagnostic test is simple and can often be performed in under two minutes on site.

The two root causes

Cause A - Tilt latch not re-engaged after cleaning tilt. When a double-hung sash is tilted inward for cleaning, the tilt latches at the top corners of the sash disengage from the balance carrier or pivot bar. If the sash is returned to the upright position without snapping the latches fully back into their receivers, the sash sits in the frame but is no longer mechanically coupled to the balance system. It will fall freely because there is nothing holding it up - the balances are present and may still function, but they are not connected to the sash.

Cause B - Balance system failure. Block-and-tackle, spiral, or constant-force balance systems wear out, lose tension, or physically disconnect from their attachment points. When a balance fails, the sash is mechanically coupled to it but the balance provides insufficient or zero lift force. The sash drops under its own weight even though the latches are correctly seated.

Decision tree - diagnostic steps

Step 1 - Tilt-latch engagement check. Raise the sash to the halfway position. Inspect both tilt latches at the top corners of the sash. Each latch should have a small tab or button that clicks outward into a notch or receiver on the balance carrier or pivot shoe. Press the latch tabs firmly toward the center of the sash and then release - you should feel and hear a click as each tab seats. If one or both latches were visibly retracted or misaligned, re-seat them now and re-test. If the sash holds position after re-seating, the root cause was an unengaged latch - no further parts are needed.

Step 2 - Resistance test. With the latches confirmed seated, raise the sash to the halfway position and let go. Observe the result:

  • Sash holds position with no hand support - balance system is functional.
  • Sash drifts slowly downward when you apply a light upward push - balance system is present but tension is low. See Step 4.
  • Sash drops freely with no detectable resistance - balance is disconnected or fully failed. Proceed to Step 3.

Step 3 - Balance connection check. Tilt the sash inward. Look at the balance carrier (the plastic shoe that rides in the channel) and the attachment point where the balance cord, spiral rod, or block-and-tackle clip connects to the sash pivot pin or tilt latch pin. A disconnected clip or a broken cord is visible without removing the sash. Re-attach a displaced clip or replace a broken component and re-test. If the balance is physically intact but provides no resistance, the balance unit itself has failed and must be replaced. Match the replacement to the original unit by measuring the sash height, width, and weight, and recording the balance type (spiral, block-and-tackle, or constant-force).

Step 4 - Low-tension balance adjustment or replacement. Spiral balances (spring-loaded rods) can sometimes be re-tensioned by removing the sash, unclipping the spiral from the carrier, and turning the spiral clockwise several rotations to add tension before re-clipping. Block-and-tackle balances have a limited service life and lose spring force as the internal spring fatigues - re-tensioning is not reliable and replacement is the correct repair. Constant-force balances are not adjustable; replace when force drops below the point where the sash holds at mid-travel.

Re-seating the tilt latch - procedure

  1. Raise the lower sash to the fully open position.
  2. Grasp both tilt latch tabs simultaneously and pull them inward (toward each other).
  3. Tilt the sash toward you until it is roughly horizontal.
  4. Return the sash to the vertical position. As the top corners approach the frame, press the latch tabs inward until you feel the sash top align with the pivot receivers in the channels.
  5. Release the latch tabs. Each should spring outward and seat with an audible click.
  6. Lower and raise the sash twice to confirm engagement, then let go at the halfway position.

A falling sash can cause hand or finger injuries. During testing, keep hands and fingers clear of the gap between the sash bottom rail and the sill or stool. If the sash must be held by a second person during diagnosis, they should grip the frame channels, not the bottom of the sash glass.
