Water Pools in the Window Sill Track After Rain: Weep Hole Obstruction Decision Tree
Why this matters
Standing water in a window sill track drains slowly toward one outcome: interior water damage. The vinyl frame itself is not harmed by water, but the wood rough opening, drywall below the window, and any insulation in the cavity will absorb moisture over multiple rain events. Weep hole issues are almost always created at installation and are easy to correct when caught early. Missing the diagnosis means repeat callbacks and eventual structural repair costs.
What weep holes do
Vinyl window frames are not watertight at the sill. Rain, condensation, and any water that enters the sill track is designed to drain outward through small slots or holes molded into the bottom exterior face of the frame. These openings are the weep holes. They are typically 6 to 10 mm wide and positioned at intervals across the sill, usually partially obscured by the frame lip. When they are open and the sill slopes correctly, water exits to the exterior before it can accumulate.
Single observable: standing water in the sill track
Water visible in the sill channel after rain, or water marks on the interior wall below the window, both point to a drainage failure at the sill. Before opening walls or ordering parts, walk through this sequence.
Step 1: Locate and inspect the weep holes
Go to the exterior face of the window at the sill level. Look along the bottom edge of the frame for the weep hole openings.
- If you cannot see any weep hole openings on a vinyl frame: the installer may have applied exterior caulk over them (see Branch 2), or the frame may be a model with concealed weep holes behind a removable cover strip. Check the frame profile before concluding they are absent.
- If openings are visible but appear filled or partially blocked: proceed to Branch 1.
- If openings appear clear: proceed to Step 2 (sill slope check).
Branch 1: Weep holes clogged with installation debris
Common debris sources:
- Caulk squeeze-out from the exterior bead applied at the sill-to-casing joint
- Foam backer rod fragments pushed into the frame cavity during insulation
- Expanding foam sealant that was applied in the frame cavity and migrated to the sill channel
- Dirt, mortar dust, or insulation fibers from the rough opening
Diagnosis: Insert a thin probe (a straightened paper clip or a plastic dental pick - do not use metal tools that could score the frame) into the weep hole opening. If you meet resistance within a few millimeters, the hole is blocked.
Clearing procedure:
- Use the probe to break up and dislodge the blockage. Work gently; the weep hole walls are vinyl and will deform under metal point pressure.
- Flush with water from the interior sill track side. Watch for water to exit the weep hole opening at the exterior.
- Repeat for all weep holes across the sill.
- Confirm drainage by pouring a small amount of water into the sill track and timing how quickly it clears. A cleared weep hole drains the track in under 30 seconds.
Branch 2: Weep holes sealed by exterior caulk
This is a common installation error. The correct exterior caulk line runs along the frame-to-casing joint or frame-to-masonry joint - it does not run along the very bottom edge of the sill frame face where the weep holes are located.
Diagnosis: Look at the exterior caulk line at the sill. If the bead crosses over or fills the weep hole openings, drainage is blocked.
Repair:
- Use a utility knife to carefully score and remove the caulk bead that covers the weep hole openings. Do not cut into the frame.
- Clear any residual caulk from inside the opening with the probe method above.
- Reapply caulk in the correct location - along the joint between the frame and the exterior casing or masonry surround, not across the weep hole face.
- Confirm drainage with the water test.
Note: the exterior bottom face of the window sill frame should never be fully caulked in a continuous bead. Leave the weep hole locations uncovered.
Step 2: Sill slope diagnosis
If weep holes are open and clear but water still pools, the sill may slope inward.
Test: Place a level on the interior sill track, oriented front-to-back (from the interior stop to the exterior lip). The sill should slope slightly toward the exterior - typically 1 to 3 degrees, which is about 3 to 5 mm of drop over a 100 mm depth.
If the sill is level or slopes inward:
- Water will run toward the interior stop rather than toward the weep holes.
- Clearing the weep holes will not resolve the pooling.
- This condition requires correcting the window installation angle. The window must be removed, shimmed to restore the correct slope, and re-installed. This is not a cosmetic repair; an inward-sloping sill will cause recurring water intrusion.
When to document and escalate: If sill slope is reversed and the window was installed by your crew, document with a level photograph before removing the unit. Note the installation date, the measured slope, and the number of rain events since installation. This information is relevant for any warranty or insurance discussion.
Post-repair verification
After clearing weep holes or correcting slope:
- Conduct a hose test: run water against the exterior face of the window for 2 minutes.
- Observe the sill track interior for any standing water.
- Confirm water exits at the weep holes on the exterior.
- Check interior wall below the window for any moisture.
