Attic Frost Then Drip Condensation vs Leak Decision Tree

Why this matters

A homeowner who finds frost coating the underside of the roof deck in a cold snap and then water dripping when it warms up almost always assumes the roof is leaking. It is not. Warm, humid indoor air leaks up into a cold attic, hits the deck, and freezes; when the sun or a warm day thaws that frost, it drips exactly like a roof leak and stains ceilings in random spots. Replacing roofing fixes nothing because the roof was never breached. The correct diagnosis is an air-sealing and ventilation problem, and selling a reroof here is both a waste of the customer's money and a guaranteed callback. Separating frost-driven condensation from an actual leak is the whole job.

Symptom presentation

The customer reports drips or stains that show up during or just after a cold spell, often on a sunny day following hard freeze, with no correlation to rain. Multiple ceiling spots appear at once. In the attic you find frost or ice crystals on the deck underside and on nail tips, wet or compacted insulation, and sometimes mold on the sheathing. The frost is often heaviest near bath fans, the attic hatch, can lights, or a furnace flue. The roof exterior is intact with no damage above the stains.

Quick checks

Ask the timing question first: does it leak during rain, or only when it is cold and then warms up? Rain-correlated means leak; cold-then-thaw means condensation. In the attic, look for the telltale frost on nail tips and deck, and feel the insulation for dampness. Find the moisture sources: bath and kitchen exhaust fans that dump into the attic instead of outside, a leaky attic hatch, recessed lights without airtight covers, plumbing vents terminating short, and gaps around the chimney chase. Read attic humidity if you have a meter. Check ventilation: soffit intake clear, ridge or other exhaust present and balanced.

Isolation tree

Decide condensation versus leak, then find the moisture source.

  • Stains appear only with cold weather and a thaw, never with warm rain, and the attic shows frost on nails and deck. Condensation confirmed. GO TO source hunt.
  • Stains appear during or right after rain regardless of temperature. This is a leak; trace it from the attic uphill of the stain. Stop the condensation tree.
  • Frost is concentrated above a bath fan, kitchen vent, or dryer port that ends in the attic. The exhaust is dumping moist air into the attic, the single largest source. Confirm the duct does not run all the way outside.
  • Frost is general and the attic feels humid throughout. Suspect indoor humidity (humidifier set high, wet basement or crawlspace) plus inadequate ventilation moving it out. Read indoor RH and check the venting balance.
  • Frost is heaviest at the hatch, can lights, or chimney chase. Suspect air leakage at those penetrations carrying warm moist air up. Confirm with a smoke pencil or by feel on a cold day.
  • Soffit vents are buried in insulation or absent and there is no continuous low-to-high path. Ventilation is starved, so whatever moisture enters cannot leave. Confirm net free area against code.

Source hunt: trace each frost concentration to the warm-air path feeding it. The fix follows the source, not the frost.

Confirming diagnosis

The frost itself is the diagnosis when it correlates with cold and thaws into the reported drip. Confirm by reconciling three facts: no rain correlation, visible frost or ice on the deck and fasteners during cold, and drips that begin when temperatures rise. A moisture meter on the deck underside will read elevated across a broad area rather than along a single leak track. Use an attic hygrometer; sustained attic RH above roughly 60 percent in cold weather makes condensation near-certain on a cold deck. If you want to prove a specific source, run the suspect bath fan and check whether its duct discharges outside or into the attic, and use a smoke pencil at the hatch and can lights on a cold day to see warm air rising. A leak, by contrast, reproduces under a controlled water test and tracks to a single entry point.

Remediation

Stop the moist air at the source, then ventilate. Reroute any bath, kitchen, or dryer exhaust that terminates in the attic to discharge outside through insulated rigid duct with a backdraft damper; insulated duct prevents the duct itself from condensing. Air-seal the ceiling plane: gasket and insulate the attic hatch, install airtight IC-rated covers over recessed cans, seal around the chimney chase with fire-rated material, and seal top-plate and wiring penetrations. Bring indoor relative humidity down to roughly 30 to 40 percent in winter if a humidifier or wet basement is the driver. Then correct ventilation to a balanced low-to-high path that meets IRC R806 net-free-area requirements, clearing or adding soffit intake with baffles so insulation cannot block it. Do not add attic insulation while intake is blocked, that traps the moisture worse. Replace insulation that has been chronically wet, and only repaint ceiling stains once the attic stays dry through a cold cycle.
