Attic Rafter Mold vs Staining Decision Tree
Why this matters
A dark stripe down an attic rafter is one of the most miscalled findings in residential roofing. Roofers see "mold" and either escalate (selling a remediation that was not needed) or dismiss it (missing a real moisture problem and watching a deck delamination 18 months later). Real estate inspectors, mold inspectors, and homeowners are all primed by news coverage to assume the worst. The decision tree below separates surface staining (cosmetic), active mold (a moisture-loading problem that points back at ventilation), and fungal decay (a structural problem that points at a leak). Each branch has a different remediation scope and a different conversation.
Symptom presentation
The customer or inspector flags black, gray, or brown streaks on rafter sides, on the deck underside, or on the truss web. Patterns vary: uniform haze on all north-facing surfaces (condensation pattern), localized dark patch under one penetration (leak pattern), fuzzy growth that wipes off easily (fresh mold), powdery or crystalline deposit that does not wipe (efflorescence or tannin extractive bleed), or punky wood that crumbles under a screwdriver tip (decay fungus).
Quick checks before climbing
Before the attic crawl:
- Climate zone and season. IECC Climate Zones 4 through 8 see attic-dewpoint events Nov through Mar; Zones 1 through 3 see attic mold from chronic high RH year-round.
- Attic ventilation: ridge vent length, soffit intake net free area, gable vent count, any powered ventilator. IRC R806.1 requires 1:150 ratio of vent NFA to attic floor (or 1:300 with 50/50 balanced split). Read the rated NFA from the product label, not the open area.
- Bath fans, dryer vents, kitchen hoods: confirm each terminates outside, not into the attic. A single uninsulated bath fan dumping into the attic adds 8 to 12 lb of water vapor per day in winter.
- Air-handler location. An air handler in the attic with a leaky return duct pulls humid living-space air directly into the attic at a rate that overpowers normal ventilation.
- Whether the homeowner has tested the air or had an inspector test. Lab results change the scope; they do not change the diagnosis.
Isolation tree
Branch A: surface staining without growth
The wipe test is the first separator. Press a paper towel firmly against the discolored area and twist. If the towel comes back nearly clean and the wood underneath shows the original color, the staining is one of:
- Tannin extractive bleed from cedar, fir, or pine framing that wet and dried repeatedly. Cosmetic. Wipe and prime if visibility matters.
- Efflorescence (white) from masonry mortar above. Cosmetic. Look for the source water path.
- Soot deposit from a wood stove flue. Cosmetic but suggests a flue inspection.
- Soffit-vent intake dust. Cosmetic. Concentrated near intake openings.
None of these is mold. Do not sell remediation.
Branch B: active mold
The wipe test produces a colored smear on the towel and the wood underneath is darker than original. The area is fuzzy at close inspection (10x loupe), localized in cold spots (north-side rafter tops, gable corners, behind insulation gaps), and visible only as a surface deposit (no sponginess under screwdriver). The pattern correlates with attic dewpoint events: in winter, warm humid living-space air rises into the attic, hits cold sheathing, condenses, and feeds aspergillus and penicillium on the wood surface.
Confirm with a moisture meter on the sheathing: above 19 percent MC during a winter visit confirms active condensation; below 15 percent suggests the growth is historic (dried out, not currently fed).
Root causes ranked by frequency:
- Bath fan or dryer venting into the attic instead of through-roof or through-gable.
- Soffit intake net free area less than 50 percent of total NFA, choking the inflow side of the convection loop.
- Soffit intake blocked at the eave by insulation without baffles.
- Air handler leaking return-duct seal in an unconditioned attic.
- Ridge vent blocked by ice or snow during the worst dewpoint week.
Branch C: fungal decay
The screwdriver tip pushes into the wood. The discoloration is brown rather than black or gray, often with a crystalline or cubical fracture pattern (brown rot) or a stringy fibrous pattern (white rot). The location is consistently below a known or suspected leak path: a chimney saddle, a valley, a plumbing vent boot, a skylight curb. Decay fungi require sustained wood moisture content above 28 percent, which is a leak condition, not a condensation condition.
Decay calls for two things in sequence: stop the water (roof-side repair) and assess the structural impact (sister or replace affected members per local code; in most jurisdictions IRC R802.10 prescriptive tables govern rafter sizing and any cross-section loss greater than 25 percent requires sistering with an engineer's stamp).
Confirming diagnosis
Surface staining: paper-towel wipe clean, wood underneath original color, no smell, no measurable elevated airborne spore count over outdoor baseline.
Active mold: visible growth, fuzzy at 10x, wood under the growth is discolored, moisture meter reads above 19 percent in winter, smell of musty earth, lab swab confirms aspergillus, penicillium, or cladosporium (the three common attic-mold genera).
Decay: screwdriver penetrates, wood smell is sweet or sour, brown or white rot pattern visible, member load capacity reduced. A structural engineer evaluation is appropriate before the roofer commits to a scope.
Remediation
Surface staining: clean if customer wants the cosmetic improvement. Apply a stain-blocking primer if the staining will show through future paint. No remediation contractor needed.
Active mold: do not start with the mold. Start with the moisture load. Reroute bath fans and dryer vents to outside, add soffit baffles, balance NFA to the 50/50 ridge-to-soffit split, and address any return-duct leakage on attic-mounted air handlers. Then clean the surface with a HEPA vacuum followed by an EPA-registered surface disinfectant per the product label. Encapsulate only if the customer requires aesthetic uniformity; encapsulation does not prevent recurrence if the moisture load is not fixed. ANSI IICRC S520 governs the scope split between cleaning and remediation, with Condition 2 (settled spore) and Condition 3 (active growth) requiring different containment levels.
Decay: roof-side, find and repair the leak. Structural-side, follow the engineer's recommendation. Document each step for the file.
