Roof Condensation vs Active Leak Diagnostic

Overview

A surprising % of "roof leak" calls are actually attic condensation. The visible water on ceiling looks identical to a leak, but the source + the fix are completely different. Misdiagnosing wastes the customer's money + creates callbacks.

What causes attic condensation

Warm moist air from inside the house rises into the attic. When it contacts a cold surface (rafters, decking, nail tips), water condenses. Drips onto insulation, stains ceiling.

Causes of warm moist air in attic:

  1. Inadequate ventilation - most common; insufficient ridge + soffit
  2. Bathroom/kitchen fans vented to attic (NOT outside) - biggest single source
  3. Recessed lights with no insulation contact rating (warm air rises)
  4. Attic stairs / hatch without weatherstripping
  5. Plumbing vent terminating in attic (not outside) - direct moisture release
  6. Whole-house humidifier running too high (target 30-40% RH winter)
  7. Wet basement / crawl space - humidity rises through house

Diagnostic steps

Step 1: Customer interview

  • When did stains first appear? (winter = condensation likely)
  • Did they appear during rain or after a cold snap?
  • Does the attic smell musty?
  • Is the home heavily insulated? (well-sealed homes need active ventilation)
  • Recent additions: insulation, humidifier, weatherproofing?

Step 2: Attic inspection

Don skip - the answer is in the attic.

  1. Look for moisture on rafters / decking:
  • Wet wood spots (visible darker areas)
  • Frost on rafters in winter (condensation, frozen)
  • Mold growth on decking
  • Rust on metal fasteners / vent collars
  1. Inspect insulation:
  • Wet/compacted = condensation has been dripping
  • Localized wet spot = active leak
  • Uniformly damp = humidity is high throughout
  1. Look at penetrations:
  • Bath fans: terminate where? (Look for ductwork going OUTSIDE; if it ends in attic → cause)
  • Kitchen fan: same
  • Plumbing vents: do they exit roof?
  • Soffit vents: clear or blocked with insulation?
  1. Check ridge vent:
  • Functional? Blocked? Inadequate length?
  1. Daylight test:
  • Hold flashlight off; look for daylight through roof deck
  • Visible daylight = active hole (rare with intact roof)

Step 3: Quantify ventilation

Measure:

  • Attic floor area (length × width)
  • Ridge vent length
  • Soffit vent total area (count linear feet × vent height)

NRCA rule: 1 sq ft of net free ventilation per 150 sq ft attic, split 50/50 intake/exhaust.

If under-vented: that's the diagnosis.

Step 4: Verify with humidity reading

A digital humidistat in attic:

  • Below 60% RH: low likelihood of condensation issue
  • 60-75% RH: marginal; could go either way with weather
  • 75% RH: condensation guaranteed in cold weather

Treatment by cause

Inadequate ventilation

  • Add soffit vents if absent
  • Install soffit baffles if insulation blocks intake
  • Add ridge vent if absent
  • Combine vents correctly (ridge + soffit; NOT ridge + gable + soffit)

Expected impact: 50-70% reduction in attic humidity

Bath fan vented to attic

  • Install proper venting to OUTSIDE (through roof or wall)
  • Use insulated rigid duct (not flex; flex collects condensation)
  • Vent terminates with backdraft damper
  • Calculate sizing: bath fan CFM ≤ 90, 4" duct OK; 100-150 CFM need 6" duct

Recessed lights leaking air

  • Replace with IC (insulation contact) AT (air tight) rated cans
  • OR install airtight covers over existing cans
  • OR retrofit with LED airtight modules

Plumbing vent in attic

  • Extend plumbing vent through roof with proper boot

Whole-house humidifier

  • Reduce humidifier output (target 30-40% winter humidity)
  • Set automatic outdoor-temp-tracking control if available

Attic hatch / stairs without seal

  • Weatherstrip
  • Insulate the hatch
  • For pull-down stairs: install insulated cover

What you should NOT do

  • Don't reroof unless you've ruled out condensation
  • Don't add insulation if ventilation is inadequate (compounds the problem)
  • Don't tell the customer "it's just condensation" dismissively - it's a real problem
  • Don't refer them away without doing the diagnosis - that's the value-add

Real customer scenarios

Scenario A: "We've been getting brown spots on the ceiling for years. Roofer just replaced our roof + still happening."

  • Likely: condensation; new roof didn't fix it because roof wasn't the problem
  • Diagnostic: attic + ventilation inspection
  • Treatment: address ventilation + sources

Scenario B: "Big stain appeared after the snow last week."

  • Likely: ice dam or leak
  • Diagnostic: attic + look for ice + soffit insulation
  • Treatment: ice dam = improve attic ventilation + insulation; active leak = roof repair

Scenario C: "Spots appear during summer thunderstorms but never in winter."

  • Likely: actual leak
  • Diagnostic: full roof inspection
  • Treatment: leak repair

The single biggest mistake when a customer reports "roof leak": ASSUMING IT'S A ROOF LEAK BEFORE DIAGNOSING. 25-35% of "leak" calls are condensation. Walking onto the roof first wastes your time + the customer's. ALWAYS start with attic inspection. The answer is there 90% of the time.
