Customer Pressure Washed Now Granule Loss Decision Tree
Why this matters
A customer pressure-washes their asphalt shingles to remove algae streaks, and afterward the gutters fill with granules and the roof looks bare in patches. The tech must determine how much of that granule loss is mechanical damage from the wash, how much was pre-existing weathering the wash merely revealed, and whether the roof has lost enough granule protection to require shingle replacement or only monitoring. This matters because pressure-washing voids most shingle warranties and the damage is the homeowner's, so the conversation about cause and scope must rest on evidence, not assumption. Granules are the shingle's UV armor; reading the loss against weathering thresholds tells you whether the asphalt is now exposed and aging fast or merely cosmetically thinned.
Symptom presentation
The customer reports granules in the gutters and downspouts and visibly lighter or shinier patches on the roof after pressure-washing. The loss is often concentrated where the wand was held close or aimed upslope under the shingle edges. Bare asphalt shows as dark, smooth, shiny areas where the mineral surfacing is gone. On older roofs, the wash also stripped already-loose granules from shingles that were near end of life regardless of the wash.
The signature is acute granule loss correlated with the washing pattern, distinguishable from the diffuse, even granule thinning of normal aging by its location and abruptness.
Quick checks
- Inspect granule-loss pattern against the likely wash path. Mechanical loss concentrates in streaks and patches where the wand dwelled or was aimed up-shingle; weathering loss is diffuse and even across exposures.
- Look for exposed asphalt. Shiny, smooth black areas mean granules are gone to the asphalt and UV protection is lost there, a hard threshold for that area.
- Check for lifted or fractured shingle edges. High-pressure water aimed under tabs can lift the seal strip and fracture the mat, damage beyond granule loss.
- Assess overall shingle age and prior weathering. A roof already showing even granule thinning and curling was near end of life; the wash accelerated an existing decline.
Decision thresholds
Grade the granule loss by exposure and extent, since granules protect the asphalt from UV and the threshold that matters is asphalt exposure.
Stage 1, cosmetic, granules thinned but mat covered: surfacing is reduced but the asphalt is not bare; color is lighter but no shiny black asphalt shows. UV protection is reduced but present. Monitor; document the wash damage and the customer's responsibility.
Stage 2, localized exposure, isolated bare patches: small areas of exposed asphalt where the wand dwelled, surrounded by intact shingle. These patches will UV-degrade and dry out faster than the field. Spot-assess; isolated bare spots may warrant targeted shingle replacement, especially if they are upslope of a critical detail.
Stage 3, widespread exposure or mat damage: extensive bare asphalt, lifted seal strips, or fractured mat across multiple courses. The shingles have lost their armor over a meaningful area and the seal integrity is compromised. This crosses the threshold to replacement of the affected slope or roof.
Stage 4, pre-existing end of life unmasked: the wash stripped granules from shingles already curling, cracking, and thin from age. The wash did not cause the condition so much as expose it. The roof was due for replacement; the wash hastened it.
The replacement threshold is Stage 2 to Stage 3: when bare asphalt is widespread or the wash lifted seals and fractured the mat, not merely when granules washed into the gutter. A gutter full of granules from a Stage 1 thinning, with the mat still covered, is not a replacement on its own.
Confirming diagnosis
- Pattern correlation: mechanical loss tracks the wash path in streaks and patches; weathering loss is even. Mapping the loss confirms cause.
- Asphalt-exposure inspection: any shiny, smooth black area is bare asphalt and counts toward the exposure threshold. Quantify the percentage of slope showing bare mat.
- Seal-strip check: lift-test a few shingle tabs in the washed area. Seals broken by high-pressure water mean wind-uplift resistance is compromised, pushing toward replacement.
- Age and prior-condition assessment: curling, cracking, and even granule thinning beyond the washed areas indicate a roof already near end of life, framing the wash as accelerant rather than sole cause.
Remediation
- Stage 1 (cosmetic thinning, mat covered): no replacement required. Document the granule loss and advise the customer that pressure-washing removed protective surfacing and that future cleaning should be low-pressure or chemical-only soft wash. Note the likely warranty impact.
- Stage 2 (isolated bare patches): targeted shingle replacement of the exposed areas, color-matched as closely as possible, especially where bare spots sit above flashings, valleys, or penetrations.
- Stage 3 (widespread exposure or mat damage): replace the affected slope or roof. Lifted seals and fractured mats are not field-repairable and leave the roof vulnerable to wind uplift and accelerated UV failure.
- Stage 4 (end of life unmasked): plan a full replacement; the wash only moved up a date the roof was already approaching.
- In all cases, advise against future pressure-washing. For algae, recommend soft-wash chemical treatment per shingle-manufacturer and industry guidance, and note that pressure-washing typically voids the shingle warranty.
