Modified Bitumen Torch Down vs Cold Applied
Why this matters
Modified bitumen (mod bit) is still the workhorse low slope membrane on a huge slice of residential additions, garages, sunrooms, and small commercial properties. Two chemistries dominate: SBS (styrene butadiene styrene, rubber modified) and APP (atactic polypropylene, plastic modified). Each has a preferred application method: torch, cold adhesive, hot mop, or self adhered. Picking the wrong method for the substrate, the structure type, or the local fire code costs jobs and creates real liability.
SBS vs APP at a glance
SBS modifier behaves like rubber. It stays flexible at low temperatures (cold service rating commonly to -20 F and below), and it stays adhesive enough to be cold applied, mopped, or self adhered. SBS sheets are most commonly cold applied or self adhered on residential and light commercial work.
APP modifier behaves like a thermoplastic. It softens predictably with heat and fuses cleanly when the bottom film melts. APP is engineered for torch application; the embedded burn off film acts as a heat indicator. APP retains UV and chemical resistance better than SBS but is more brittle at low temperatures.
Per ASTM D6164 (SBS) and ASTM D6222 (APP), modified bitumen sheets are classified by reinforcement (polyester, fiberglass, composite) and surfacing (smooth, sanded, mineral, foil). The application method follows the product, not the other way around.
Torch down: when and when not
Torch applied mod bit uses a propane roofing torch to melt a polyethylene burn off film on the bottom of the sheet, which then bonds to the substrate (typically a base sheet, a smooth mod bit base, or a primed structural deck). Properly torched, the result is a fully adhered, monolithic two ply or three ply system with excellent puncture resistance and a 20 to 25 year service life.
Use torch down when:
- The substrate is an existing torch grade base sheet, smooth mod bit base, or a primed concrete deck on a commercial property.
- Ambient temp is above 45 F. Below that, the film does not flow consistently.
- Local fire code permits open flame on the deck (many municipalities require an NFPA 241 hot work permit and a fire watch for a minimum of 2 hours after work stops).
- The roof deck is not wood, or the wood deck has an approved noncombustible base sheet protecting it.
Do NOT torch directly on:
- Wood deck without a noncombustible separator. NFPA 241 and most municipal hot work codes prohibit this. Flame can travel into joist bays and smolder for hours.
- Foam insulation. Polyisocyanurate, EPS, and XPS melt or ignite.
- Existing asphalt roofing with embedded aggregate that traps heat.
- Any deck with combustible debris below.
The National Roofing Contractors Association (NRCA) and the OSHA hot work regulations (29 CFR 1910.252) treat torch roofing as a class 1 hot work operation. Fire extinguisher (2A 10BC minimum, water and Class B both recommended) on the deck within arm's reach is non negotiable.
Cold applied: when and when not
Cold applied mod bit uses a curing or solvent based adhesive (single component asphalt cutback or two component urethane modified asphalt) brushed, squeegeed, or sprayed between the base and cap sheet. No flame.
Use cold applied when:
- Working on a wood deck or any combustible substrate.
- The property is residential or in a fire restricted occupancy (hospitals, schools, multi family).
- Local code prohibits open flame.
- Ambient temp is between approximately 40 F and 100 F (read the specific product TDS; some urethanes need above 50 F).
- The owner wants a low odor, no flame option for occupied buildings.
Coverage rates are governed by the product TDS. Typical SBS cold adhesive coverage is in the range of 1.5 to 2 gallons per 100 sq ft for the bond coat, with the cap sheet rolled into the wet adhesive. Walking the roof prematurely tears the bond. Cure time before light foot traffic is generally 24 hours and full cure for re roofing or coating overlay is 72 hours minimum.
Self adhered (the third option worth knowing)
SBS sheets are also available with a pre applied butyl or rubber asphalt adhesive on the underside, with a release liner. No torch, no cold adhesive, no fumes. Application requires above 50 F ambient and substrate, a clean primed deck, and aggressive rolling with a 75 to 100 lb steel roller to develop the bond. This is increasingly the residential default on small jobs where mobilizing a kettle or carrying torch equipment is not justified.

Inspection and warranty implications
Mod bit warranties (typically 10 to 20 years from GAF, CertainTeed, Soprema, Polyglass, Siplast) require:
- Approved base sheet under the cap sheet, mechanically fastened or bonded per the system spec.
- Cap sheet seams side lapped 3 to 4 inches and end lapped 6 inches, fully bonded.
- Granule embedment in the seam line treated with seam mastic and granules broadcast over.
- Flashings using the manufacturer's matching system; mixing systems voids warranty.
Cold applied jobs are inspected for full adhesive coverage; a 12 inch square cut from the roof should show 100 percent contact, no gaps. Torch jobs are inspected for bleed out (a 1/4 to 1/2 inch bead of melted asphalt at every seam) as the visible evidence of proper heat.
Roof torch fires are a leading cause of structure fires during construction. NFPA 241 and most jurisdictions require a fire watch on the deck for a minimum of 2 hours (some require 4) after the last torch is shut down. Walk every parapet, every penetration, every void in the deck with a thermal camera before leaving the site. A small smolder discovered at 9 PM saves a total loss at 3 AM.
